Abstract
Kroz ovaj rad će se teoretski objasniti pravila pisanja investicijskog projekta sa zakonskim propisima i okvirima. Kako provesti planiranu investiciju, kako je najbolje isplanirati i najbolje opisati ideju da bi bila zanimljiva poduzetniku i mogućim ulagačima. Investicijski plan se provodi kroz faze koje su navedene u radu i potrebne su da bi se vidjelo da li je projekt isplativ ili od njega treba odustati. Pri kretanju u razradu projekta navedeno je kako fizičke veličine pretvoriti u financijske veličine. Proći će se kroz teoriju ekonomskih tokova koji se odnose na prihode, rashode, učinke i ostatke vrijednosti. Da bi investicijski plan bio uspješan i kvalitetan tu su navedeni marketing i menadžment. Kada se odradi gore sve navedeno potrebno je napraviti analizu učinkovitosti projekta koja će nam odgovoriti na mnoga pitanja o isplativosti i riziku projekta.
Abstract (english)
Through this work will theoretically explain the rules of writing the investment project, with low regulations and legal frameworks. How to perform the planned investment, how to have a good plan and best describe the idea to have interested entrepreneurs and potential investors. Investment plan goes through the phase set out in the work and should be seen through the phase that is the profitability of the project or we should give it up. The movement in the development of the project is specified how physical size converted in the financial size. I will carry it through the economic trends theory relating to revenue, expenditures, effects and residual values. For a successful investment plan it is necessary to have the marketing and the management, because without them all business activities are meaningless. When it is over, it is necessary to make the effectiveness analysis of the project. That brings out many questions about profitability and risks of the project.
